Start the Process

You’ve found the perfect house.

Here’s what to do now.

Apply

Fill out the application on the respective property you want to lease. You can go to the properties page and look for the property you want to apply on. This link will take you to the property you are interested in.

Make sure that you fill out the application and pay the application fee. All applicants over the age of 18 must sign. Even married couples.
You can submit income verification, and all other documents through the online portal. This is the most secure way for Driver’s License and social security card.

Hold Property

Click the button below to fill out your Application Deposit Hold Form.
This is the form that takes the property off the market. This will need to be signed along with the deposit being paid.

  • Please make sure that you fill out the address of the property along with the security deposit that is being marketed on the website.
  • Make sure to also fill out the blanks to notify us of who else will be applying with you.

Pay Deposit

You will need to pay your deposit. The deposit can be brought into our office at 4920 S. Loop 289 Ste 100, Lubbock, Texas 79414. We can not accept personal checks. Or you can click here to request a link to pay online. Please make sure to include your name, the agent that showed you, and the address of the property you are interested in. If you are leasing sight unseen, please let us know that as well.

Sign Lease

Once you have been approved for a property we will email you the lease for you to sign electronically, or you can schedule a time to come in and sign the lease in person. Once you have been approved for the property you will have 3 (three) business days to sign the lease or you will lose your deposit. Once the lease has been signed we will set up a time for you to come pick up keys.

* We will not be able to start the process until the 3 steps above have been performed. Once all these steps have been completed our staff will immediately start processing your application and will call with any additional information that we need.

Tips to expedite your approval

  • Have all occupants and guarantors fill out the necessary information right away.

  • Notify your current landlord that we will be requesting residential history.

  • Make sure that your income verification documents are ready.

  • Please take pictures of all pets that you want approved.

  • Always call 806-784-3271 with any problems or questions.

Fees & Utilities

Fees

Application Fee: $40 for anyone over the age of 18 applying

Pet Fee: $300 non-refundable, one-time fee due at lease signing

Pet Rent: $20/mo per approved pet

Late Rent Fee: $10/day after the 5th of the month

Processing Fee: Cash payments will not be accepted. Any and all payments brought in or mailed to Coldwell Banker Rick Canup Realtors will be charged a $10 processing fee

We understand that not everyone has perfect credit. Therefore, Coldwell Banker Property Management offers Second Chance Leasing to tenants who may be approved for leasing by paying additional fees that help offset the monetary risk for the owner of the home. In addition to 1st months rent, admin fees, pet fees (where applicable), and security deposits,  the tenant may pay the following risk mitigation fees:

  1. $250 Risk Mitigation Fee – If your debt is $750-$1499, you will be required to pay the $250 risk mitigation fee upfront.
  2. $500 Risk Mitigation Fee – If your debt is $1500 or above, a $500 risk mitigation fee is required upfront.
  3. Prior Eviction Fee – If you have had a prior eviction within the last 3 years of applying with CBRPM, you will be required to pay a $1500 risk mitigation fee. This fee must be paid out within 2 months from the date of application.

Setting Up Utilities

Setting up utilities is easy. Simply call the appropriate companies below and ask for service to be put in your name and billing address.

Lubbock Power and Light – Electric, water, sewer, garbage. If your rental is south of 82nd St, LP&L may not service electricity for your property. (806) 775-2509

South Plains Electric Co-Op – Electric for homes south of 82nd. (806) 775-7766

ATMOS Energy – Gas company. (888) 286-6700

Sudden Link – Cable, phone, internet. (806) 793-2222

U-verse – Cable, phone internet (may not be available in your area). (800) 288-2020

Once service is turned on in your name, please provide the account numbers for all utilities to Coldwell Banker.

Prospective Tenant FAQs

How do I apply?

When searching properties on the properties page and you find a property you are interested in then click the Apply Now button associated with that property.

How much is an application fee?

$40 for anyone over the age of 18 who will be living at the property.

Are pets allowed?

Pet are allowed at many of our properties. Check the property listing to see if the home is pet-friendly. Some breed-restrictions apply at certain properties and/or liability insurance may be required. Call 806-784-3271 with questions about your breed. Pet rent is $20/mo per pet in addition to the $300 non-refundable fee due at signing of the lease.

What do I need to submit with my application?

3 months proof of income – this can be pay stubs or current W2. If you have not been working at your job for 3 months, you may submit a detailed letter from your current employer stating how much you make per hour & how many hours you work per week. Driver’s license – if you do not have a license, any photo ID can be submitted. Please submit all paystubs and photo ids with the application or send to leasing@cblubbock.com

How long does the application process take?

If you submit all necessary information, including paystubs and residential history, the process usually takes a day or 2 at the most.

How quickly can I move in?

In most cases, once you are approved, deposits and 1st month’s rent is paid, moving in can happen as soon as you receive the keys. In some cases, the home is still be made ready for your move-in so a few extra days of preparation is needed to make your home perfect.

How do I set up utilities?

Do you pro-rate for mid-month move ins?

Yes. Prorated Rent and/or Full Month’s rent is determined as follows:

  • Move In between 1st through the 10th – Move in with a prorated rent.
  • Move In between 11th through the 20th – Tenant will pay a full months rent. The prorated rent amount will be paid the second month of the lease.
  • Move In between 21st through the last day of month – Tenant will pay prorated rent and full months rent.
Do you offer second chance leasing for people with poor credit or residential history?

We understand that not everyone has perfect credit or residential history. Therefore, Coldwell Banker Property Management happily offers Second Chance Leasing to tenants who may be approved for leasing by paying additional fees that help offset the monetary risk for the owner of the home.
