Fees & Utilities
Application Fee: $40 for anyone over the age of 18 applying
Pet Fee: $300 non-refundable, one-time fee due at lease signing
Pet Rent: $20/mo per approved pet
Late Rent Fee: $10/day after the 5th of the month
Processing Fee: Cash payments will not be accepted. Any and all payments brought in or mailed to Coldwell Banker Rick Canup Realtors will be charged a $10 processing fee.
Setting Up Utilities
Setting up utilities is easy. Simply call the appropriate companies below and ask for service to be put in your name and billing address.
Lubbock Power and Light – Electric, water, sewer, garbage. If your rental is south of 82nd St, LP&L may not service electricity for your property. (806) 775-2509

Once service is turned on in your name, please provide the account numbers for all utilities to Coldwell Banker.
Current Resident FAQs
Paying is easy! However, keep in mind that we do not accept cash payments. We do offer you many other options to pay your rent.
Online ACH – Auto-drafted payments or one-time payments can be made through your Online Tenant Portal. Just enter your bank routing number and account number as an e-check for safe and secure payments with no processing fees.
Online Credit or Debit Card – payments may be paid online through your Tenant Portal and will be subject to a credit card processing fee.
Electronic Cash Payments – These payments can be paid at any Ace Cash Express in the country. There is a $3.99 processing fee at the time of paying rent. Call our main office for your voucher. A list of all Lubbock area Ace Cash Express locations is here.
Mail or bring in rent – Payments can be mailed in or dropped off at our main office. There will be a $10.00 processing fee per check or money order brought in. Please make sure to include the processing fee or this could result in a shortage in rent with you being subject to late fees.

We give you 5 days grace for late payment, knowing that sometimes life happens. After the grace period late fees are incurred on a daily basis. Daily late fees vary depending on your rent amount:
*If your rent is under $1,000/mo – $10 late fee per day
*If you rent is over $1,000/mo – $20 late fee per day
It is the tenant’s responsibility to know their respective late fee structure. Tenant also acknowledges that tenant balance may be more than what is stated on any notice received by mail or email.
Contact our office and we will get your pet registered in our system. If this is your first pet, you will need to pay $300 pet fee and $20/mo per pet. If you already had a pet registered with us, then you do NOT need to pay the $300 fee, only the $20 additional pet rent each month.
The easiest thing to do is to call our 24-hour work number at 806-799-5370. This is the fastest and easiest method. You can also submit requests to firstname.lastname@example.org or use your online portal.
Tenants must give a 30 day notice in writing and must give a forwarding address as a condition for refund of security deposit. If proper notice is not given, you will be charged for the following month’s rent.

To ease your move-out, we’ve created a check-list for you to follow to ensure that no additional charges are billed back to you. Click here for this list.
Please note, upon move out tenant will have carpets professionally cleaned and provide receipts. Carpets cleaned by Rug Doctors or any rental devices that allow tenants to clean carpets themselves will not be accepted.
Life happens. Sometimes emergencies are unavoidable. However, many times emergency maintenance can be avoided with simple upkeep and preventative care. To help avoid costly maintenance, all tenants should treat their rental home as if it was their own by follow these basic procedures:
- Keep the property clean & sanitary
- Promptly dispose of all garbage in appropriate receptacles
- Supply and replace all light bulbs, florescent tubes and batteries for smoke alarms, CO detectors, garage door openers, ceiling fan remotes, and other devices (of the same type and quality that are in the property on the commencement date).
- Maintain appropriate levels of necessary chemicals or matter in any water softener
- Take action to promptly eliminate any dangerous condition on the property
- Take all necessary precautions to prevent broken water pipes due to freezing or other causes
- Replace any lost or misplaced keys
- Pay any periodic, preventative, or additional extermination costs desired
- Remove any standing water
- Know the location and operation of the main water cut-off valve and all electric breakers and how to switch the valve and breakers off at appropriate times to mitigate any potential damage.
- Water the foundation of the property at reasonable and appropriate times
- Maintain the lawn and any plants on the property
- Routinely change HVAC air filters
- Light the pilot when starting your heater for the winter
- Replace any filters in refrigerators, filtration systems or other purifying systems
- Handle normal plumbing blockages (clogged drains, clogged toilets, etc)
Repairs and Maintenance
To report any maintenance needs, call our 24 hour line at 806-799-5370. This is the fastest and easiest method. Repairs may also be submitted by email to firstname.lastname@example.org, submission through online portal, or by mail.
Repairs are performed weekdays during normal business hours. Please note that Coldwell Banker will not authorize any after hour or weekend pricing unless in case of an emergency. Requests received after 3pm will be processed the following business day. Coldwell Banker will reach out to vendors and have vendors arrange times with the tenant. Coldwell Banker vendors will only make repairs that Coldwell Banker has authorized. Tenant is aware that turnaround time for a typical repair will be a minimum of 24 hours. Repair requests received before 3:00pm will be processed same business day. Repair requests received after 3:00pm or on weekends will be processed the next business day.
After the first 21 days of the lease, tenant shall be responsible for the first $75.00 of any and all repairs not clearly defined in paragraph 18 (D) 1 & 2 including but not limited to: electrical, plumbing, cosmetic repairs, etc. Tenant also acknowledges that, depending on what the repair is, the tenant may be responsible for 100% of the repair.
Unless otherwise specified in this lease, tenant is responsible for all yard maintenance including but not limited to:
- Water yard by hand, sprinkler system, or any other irrigation device allowed by city ordinance
- Mow yard and alley. Weeds and grass may not exceed 3”
- Weed control, pruning, and trimming of shrubs.
It is the responsibility of the tenant to replace air filters every month, maintain batteries for all smoke detectors and carbon monoxide detectors.
