Pre-Leasing for the fall 2025 semester
Homes that have been identified as preleasing properties that are currently occupied, but because of lease expirations and proximity to the various universities around Lubbock, these properties are ideal for those who need to be near the university or need leases that start between June and August 15 and need lease terms to end the following summer.
Availability dates
Each property’s availability date is listed on our site. We offer move-in dates on or within 30 days after this availability date. For earlier move-in requests than stated, please reach out to us for confirmation, as we need to coordinate with the current occupants.
Holding a property
Upon approval, you will be required to sign a lease and pay an amount equal to one month’s rent to secure the property. This payment will serve as your security deposit.
We also offer a security deposit alternative in place of a traditional deposit. If you choose this option, the amount you pay will be applied toward your rental charges rather than held as a deposit.
Application Process
We select the most qualified applicant for each property. When applicants are equally qualified, priority is given to the first group with a fully completed application, including all guarantors. It is important that all applicants submit required documents promptly. For efficiency, we recommend using the shared application feature, and we are happy to assist with grouping applications if needed.
Please be aware that application volume increases from May through July, which can occasionally delay approval times. While most approvals are issued the same day a completed application is received, processing may extend up to 48 business hours during peak periods.
Move-in dates
Please be sure of your move-in date before confirmation, as changes can be challenging due to high demand.
Cleaning Waiver
In instances where we cannot meet our standard turnover time, a cleaning waiver might be offered. If the property is not cleaned, you can opt for a delayed move-in with prorated rent, or accept a cleaning credit ($.12 per square foot), making you responsible for the cleaning. This waiver is also applicable for early move-in requests, with the greater of the cleaning credit or prorated rent being credited.
Existing Tenant Renewal Policy
Once your application is approved, and before we finalize your lease, we will confirm the current residents’ renewal intentions. They will have twelve hours to execute a new lease. If the existing tenants do not renew, we will proceed with executing your lease, and the property will be secured for your lease term.
If the existing tenants choose to renew, they will receive priority. In that case, we will refund all application fees and any funds paid to hold the property, or you may choose to transfer your application to another available property. In short, if an existing tenant renews the home you applied for, all fees paid to Coldwell Banker will be fully refunded.
