Here's what to do now.

Apply

Fill out the application on the respective property you want to lease. You can go to the properties page and look for the property you want to apply on. This link will take you to the property you are interested in.

Make sure that you fill out the application and pay the application fee. All applicants over the age of 18 must sign. Even married couples.

You can submit income verification, and all other documents through the online portal. This is the most secure way for Driver’s License and social security card.

We use Findigs to process our applications. Findigs will walk you through process and let you know what is needed and will allow you to set up a portal so you can see the status of your application. If you are applying with a someone use the few group application feature. Help is always a click away.

Submit Your Documents

We will need the following documents to process your information. When you apply online, you will be able to submit your document online with your application. If you do not have all of your documents ready at the time of application, you may email us your information to application@cblubbock.com.

Please format the subject of your email as follows: Application {Address} {Name}. Please make sure that you are also referencing what documents you are sending in.

Identification – Acceptable forms of ID are Driver’s License, Identification Card, Passports

 We will also need a copy of your social security card.

Rental History – Please reach out to your current landlord and let them know that we will be reaching out to ask for your rental history. This process is what takes the longest to complete. This may affect your approval process.

Income Documents – We will need to verify that the household income is three times the rent. The following are accepted income verification documents. WE WILL NOT ACCEPT SCREENSHOTS OF BANK STATEMENTS OR WEBSITES FOR INCOME VERIFICATION.

  • Previous year’s tax return along with a current paystub
  • Paystubs with year to date totals
    • Hourly employees must be able to show six months of 40 hours or consistent over time. Otherwise, we will use a 30-hour workweek to income qualify.
  • Letter of hire from current employer
  • Statements or award letters for retirement accounts, trusts, social security, and SSI

ONCE WE HAVE A COMPLETE APPLICATION, WE WILL BE ABLE TO ISSUE AN APPROVAL WITHIN 1 BUSINESS DAY.

Pay Deposit / Security deposit alternative

Once we received your completed our application, one our property managers will review and issue an approval or denial. The property manager of the property will reach out to you to discuss the details of your move-in. At this time you will be asked if you want to use a traditional  deposit or if you will be using a SDA to satisfy your requirement.

If you are approved you will be notifies and sent a link for you to pay the deposit online. You will need to pay your deposit. The deposit can be brought into our office at 4920 S. Loop 289 Ste 100, Lubbock, Texas 79414. We can not accept personal checks for the payment of the deposit. The funds must be a cashier’s check, money order, or paid online.

 

Sign Lease

Once you have been approved for a property we will email you the lease for you to sign electronically, or you can schedule a time to come in and sign the lease in person. Once you have been approved for the property you will have 3 (three) business days to sign the lease or you will lose your deposit. Once the lease has been signed we will set up a time for you to come pick up keys.

 

* We will not be able to start the process until the 3 steps above have been performed. Once all these steps have been completed our staff will immediately start processing your application and will call with any additional information that we need.

Tips to expedite your approval

  • Have all occupants and guarantors fill out the necessary information right away.
  • Notify your current landlord that we will be requesting residential history.
  • Make sure that your income verification documents are ready.
  • Please take pictures of all pets that you want approved.
  • Always call 806-784-3271 with any problems or questions.

Pay Deposit

Fees

Application Fee: $50 for anyone over the age of 18 applying

Pet Fee: $500 non-refundable, one-time fee due at lease signing

Pet Rent: $20/mo per approved pet

Late Fees: Start on the 6th of the month.

Home Assist Fee: Monthly Fee charged on leases. This is for Home Assist services that cover your accidental damages and give access to deals on credit monitoring services, utility sharing services, renters insurance, and so much more. This fee is not optional and is charged on new leases, renewals, and month-to-month options.

Processing Fee: Cash payments will not be accepted. Any payments brought in or mailed to Coldwell Banker Rick Canup Realtors will be charged a $10 processing fee.

Setting Up Utilities

You must provide us with your account numbers for the respective utility before we allow you to move in. You may email us with account numbers at utilities@cblubbock.com, or you may click here. If you rent a property in Lubbock, you must call the City of Lubbock Utilities (COLU) for Water, Sewer, and Trash. If you live outside the city limits, COLU may not provide trash service, and a private company must be used. If this is the case, then the owner of your unit will already have the services set up and will bill you for those services.
