Rent Ready Expectations

Thank you for choosing Coldwell Banker to manage your property. To ensure a seamless transition and attract quality tenants, it is crucial that your property meets rent-ready standards. While you are not required to complete the necessary tasks yourself, we understand that preparing a property can be daunting. Should you be unable to address the required items, our team is fully equipped to handle all make-ready preparations, ensuring that your property meets the high standards set by Coldwell Banker. This will help us present your property in the best possible light and achieve optimal rental performance.   • Property cleaned to ‘Hotel Room Clean’ standard.
  • The carpet is professionally cleaned and looks fresh
  • Vertical or mini-blinds installed on all bedroom windows
  • No personal property or items in the unit, including furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispensers, pictures, etc.
  • No personal items are left in storage units, attics, or other areas of the property.
  • Fences must be in good condition, have no missing pickets or broken support posts, and stand independently without bracing.
  • Fence gates must be operable and open and close with relative ease and locking mechanisms operable.
  • No lawn equipment, including mowers, tools, etc.
  • Garage floor swept
  • No exterior debris
  • Lawn cut and trimmed
  • Landscaping fresh and clean
  • All light bulbs are working
  • All mechanical components working as designed, including HVAC, plumbing, electrical systems, kitchen appliances, water softeners, sprinkler systems, and water filtration systems.
  • Wood-burning fireplaces, if operational, must be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the home’s interior shall be permanently sealed with an aesthetically pleasing material.

Recommendations

  • All painted surfaces must be fresh with no mismatched touch-up areas; repainting must be done from corner to corner.
  • Do not leave refrigerators
    • Unless the fridge is built in.
  • Do not provide washer and dryer.
    • Unless a stackable washer and dryer are the only ones that will fit.
  • Disconnect alarm systems or remove them from the house.
  • Remove Ring Doorbells and any exterior cameras.
  • Remove draperies on windows.
  • Remove any outdoor decor.

Securtiy and security devices

  • Doors and locks must function properly, per the Texas Property Code. For more information on security devices, click here.
  • Windows must open, close, and lock properly, and window screens must be in good condition.
  • One window in each bedroom must be operable and able to be opened. This may require modifying or replacing an existing window.
  • Programmable locks or smart locks will be removed from doors.
  • Door locks must be Kwikset locks.
  • We will replace Schlage locks.
  • Exterior doors must have keyless deadbolt (thumb turn) and peep holes.

Smoke and Carbon monoxide Detectors

  • Smoke detectors must be installed in all bedrooms, corridors outside of bedrooms, and living spaces.
  • Homes built before 1987 are not required to have hardwired smoke detectors unless specified by Texas Property Codes.
  • If a property has a hardwired smoke detector installed, we will not allow battery-operated smoke detectors.
  • Carbon monoxide detectors must be installed in areas between gas sources and sleeping quarters.
  • All-electric homes must have carbon monoxide detectors if the garage is attached to the house.
    • The detector must be installed between the garage and sleeping quarters. Carbon monoxide detectors can be battery-operated.
