Owners
I just signed a Property Management Agreement
I just signed and Leasing Only Agreement
I am a Leasing Only client and I just signed a lease for a new tenant.
Tenants
I just signed a lease and Coldwell Banker will be managing the property.
I just signed a lease and the owner of the property will be managing the property.
I just signed a Management Agreement.
If you have a signed a management agreement these are the next steps.
- Fill out the Owner Condition Report and Notice to Insurance Company

Please print them out and fill out to the best of you knowledge.
Notice to Insurance Company
This in not a form that we need sent back to us. Please fill this form out and send to your insurance company. This will instruct them on what they need to do. As a reminder please remember that if the home we are managing is your primary residence then your insurance will change from an owner’s policy to a dwelling policy and may cause your insurance premium to rise. - Owner Deposit – Please make sure that you are going to your owner portal and depositing your owner reserve.
- Leases (If Applicable) – if we have not already received a lease on all of the properties that we will be managing for you please make sure that you send us a copy.
- Tenant Information (If Applicable) We will need up to date contact information for any tenants that are in the property or properties
April Doyal is our service coordinator/inventory manager. She will be walking through the property to ensure that everything is up to compliance and code on the property. Please refer to the security devices document that was sent to you with the agreement for additional information on what she will be looking for. She will make note of anything that is not functioning properly or needs to be repaired so that the property is market ready. She will contact our vendors to provide you with quotes for repairs. If repairs are below our repair authorization amount, we will move forward with those items. If or when the property is ready for market, she will take photos and video of the property.
Our leasing agent Bryan Goldston will handle showing the property to prospective tenants. He will also contact you to give you feedback on condition and price. Bryan will approve or decline applications that come in on your property. Once he has received a signed lease and the deposit has been paid he will email you to let you know the property has been leased and give you the lease information. Please keep in mind that sometimes the lease date will be the same date as when you receive the email depending on the tenants needs.
Our bookkeeper is Monee Beecham she will enter your information into the system. She will contact you if any additional information is needed. She will also contact you for any funds that are needed or owned. When you have questions about your owner statements, she is the one to contact and go over any concerns or questions that you may have.
We will start our marketing as soon as we have all pictures and videos ready. We are typically able to get photos quickly but it may take as long as 7-10 days for the full force of our marketing to be in place,

I just signed a Leasing Only agreement
Once we have keys and you have the property ready for marketing, April Doyal our service coordinator/inventory manager place a lock box on the property, place a sign, and then take photos and marketing videos.
Our leasing agent Bryan Goldston will handle showing the property to prospective tenants. He will also contact you to give you feedback on condition and price. Once we have a complete application packet. He will reach out to you to discuss the tenant prospect and will send the lease to you for you to sign.
Our bookkeeper is Monee Beecham she will enter your information into the system. She will contact you if any additional information is needed.
